A state filing registered Monday, Oct. 12, lists "First Light Books" as a $450,000 bookstore-with-coffee-shop remodel of the old St. Luke United Methodist Church at 1308 West Lynn Street in Austin, Texas. According to ATX Things' reading of the Texas Department of Licensing and Regulation record, work is projected to run Jan. 1 to July 31, 2027, so nobody is browsing there this year.
First Light Books is the independent bookshop-and-café that opened in August 2023 in an old post office in Hyde Park. Neither the filing nor anything on First Light's website that we read says the Hyde Park shop is the tenant, so here is exactly what is on the record and what is not.
The Austin Business Journal reported the First Light Books expansion on Oct. 12. Its story is behind a paywall and we could read only the headline and summary ("The popular Hyde Park bookstore appears to be plotting an expansion"). The details below come from the state filing, city records, Austin Current's March reporting and First Light's own website. As of Tuesday morning, we did not find an announcement of a second store on First Light's website.
What does the new state filing actually say?
The record is TDLR project TABS2027003265, registered Oct. 12, 2026. It is a state architectural-barriers filing, the kind Texas requires for many construction projects, so it tells us what is planned and when, not whether it will happen on schedule.

Two things worth saying plainly. The tenant field names "Breezy Mayo," and we could not connect that name to First Light or to anyone in particular, so we are not guessing. And the project name is the only place the filing says "First Light." A project name on a state form is not an announcement.
Isn't there an earlier filing for the same address?
Yes. On June 11, 2026, a different TDLR record (TABS2026022691) registered "1308 West Lynn Church" as a $1.5 million adaptive reuse of "an existing ~3,000sf single story church sanctuary and a ~6,000sf two story church Annex Structure." That filing describes a bookstore and café in the sanctuary and "a mix of offices in the Annex," with a projected Aug. 15, 2026 start and July 17, 2027 finish. It lists no tenant.
The new filing covers 3,505 square feet and mentions no offices. The two records don't say how they relate, and we have not asked the owner. If you are watching this address, those are the two numbers to track: what gets built in the sanctuary, and what happens to the annex.
How did a church at 1308 West Lynn get here?

St. Luke United Methodist Church closed at the end of 2024 after 66 years at that address, Austin Current reported in March. The congregation had shrunk and repairs were costly. The property was put up for sale and, according to the buyer, Graham Brown, 18 developers bid. He told Austin Current his was the only offer that would keep the church building.
To use it commercially, the buyer needed a zoning change. The city's Planning Commission voted 11-0, on its consent agenda, on March 10, 2026 to recommend the staff's request: CS-MU-CO-NP on the church tract and LR-MU-CO-NP on the second tract (the 1611 West 14th Street lot), according to the commission's minutes. Austin Current reported that about three dozen neighbors sent letters of support, that the Old West Austin Neighborhood Association supported the rezoning, and that a few neighbors worried about traffic.
The case (C14-2025-0109) was on the City Council's April 9, 2026 agenda. We could not find the council's final vote in the records we read, so we are not reporting one. The council's zoning case file will have it.
Austin Current's March story described the plan as a bookstore and art gallery and did not name a tenant. It also noted a correction: the church sits just outside the Clarksville Historic District, in Old West Austin, though the Business Journal's headline calls it the Clarksville area.
What can you do today?
The honest answer is: not much at 1308 West Lynn, and quite a bit at the existing store.
First Light Books (Hyde Park)
The hours above come from First Light's own café page and match Google's listing, checked Tuesday, Oct. 13. The shop's site says the coffee window opens at 7 a.m. and the bookshop runs 9 a.m. to 9 p.m., seven days a week. The café lists a happy hour Monday through Thursday, 4 to 6 p.m.: half-off bottles of wine and $2 off draft beer. Prices change, so check the menu before you go.
The Hyde Park shop and the West Lynn church are about 2.5 miles apart in a straight line. We have not driven between them and are not claiming a drive time.

What should locals watch next?
Three things, in order of how soon they can change:
- Whether First Light confirms it. The business has not posted a second location on its site as far as we read. The state filing and the Business Journal's reporting point one way, but the confirmation has to come from the shop.
- The City Council's zoning vote on case C14-2025-0109. If it passed in April, the filing is the next logical step; if it didn't, the filing is a long shot.
- A permit. A state accessibility registration is not a building permit. When a city permit shows up for the address, the construction timeline becomes real.
We track these filings across Central Texas through Zabalist, the public records database behind this desk's development coverage. Zabalist's projects and permits pages carry the same state records. For the bigger picture, our October development report covers what registered across the region in the last 30 days, and our neighborhood guide to Hyde Park covers the area where First Light started.
FAQ
Is First Light Books opening a second location in Austin? A state construction filing dated Oct. 12, 2026 uses "First Light Books" as the project name for a bookstore and coffee shop at 1308 West Lynn Street, and the Austin Business Journal reports that the Hyde Park bookstore appears to be expanding. What was at 1308 West Lynn Street before? St. Luke United Methodist Church, which closed at the end of 2024 after 66 years there, according to Austin Current.
How much will the project cost? The Oct. 12 state filing lists an estimated $450,000, privately funded. A separate June 11 filing for the same address listed $1.5 million for a larger scope that included an annex.
Is the Hyde Park First Light store still open? Yes. First Light's website lists a 7 a.m. coffee window and 9 a.m. to 9 p.m. bookshop hours, seven days a week, at 4300 Speedway.
