A state filing registered Oct. 13 puts a name next to the 2,920-square-foot bungalow buildout at 78 Rainey Street in Austin, Texas: Daniel Berg, listed as the tenant, with a $500,000 tenant improvement set to start Dec. 1 and finish Apr. 1, 2027. According to ATX Things' review of the filing, it does not say what the space will be, and it does not say which Daniel Berg this is.
What does the new filing at 78 Rainey Street actually say?

The square footage matches the buildout we reported on Aug. 14, when the city's own building permit described two bungalows being joined into one shell "for future restaurant (2,920 SF)" with no name attached. Today's filing is the first public record we have found that puts a person's name on the space.

Is this the Daniel Berg behind Bill's Oyster and Teddy's?
Possibly. It is not confirmed, and the filing itself will not settle it.
The form lists "Daniel Berg" as the tenant with no company name. A Daniel Berg is the chef and cofounder of Bill's Oyster, which is at 205 W. 3rd St. in the 2nd Street District, and of Teddy's Restaurant & Bar, which the OpenTable listing places at 1601 W. 38th St. His company, Berg & Son's Hospitality, describes him as its founder.
Here is what we can and cannot say:
- Can say: the name matches, and the 2,920 square feet matches the shell that the city's March permit called a future restaurant.
- Cannot say: that the filing's Daniel Berg is the same person, that the space will be a restaurant, or that it is a third Berg concept. None of the three Berg sites we read mentions Rainey Street.
- Have not done: reach Berg & Son's Hospitality for comment. If they respond, this piece gets updated.
Treat the name as a lead from a public record, not an announcement. No concept, menu or opening date has been published for 78 Rainey.
How does this change the timeline?
The state filing lists a Dec. 1 start and an Apr. 1, 2027 finish. That is a schedule on paper. The earlier state registration for this same buildout targeted an Apr. 27, 2026 finish, and as our August report noted, permit activity kept going well past that date.
So a spring 2027 opening is the optimistic reading, not a forecast. A restaurant also needs a health inspection, and if it serves alcohol, a state liquor license. We checked the weekly state pending-application list on our Coming Soon page (56 Travis County applications, last seen Oct. 12): there is no application at 78 Rainey. The only Rainey Street entry is Palace Laundry at 96 Rainey. A missing application proves nothing about plans. It does mean there is no license filing to read yet.
What can you do today?
Not much at 78 Rainey, which is a construction job. But if the name is the one you know, the existing restaurants are open:
- Bill's Oyster, 205 W. 3rd St.: its site says it serves lunch and dinner daily, with happy hour seven days a week. Check Resy for today's hours before you go.
- Teddy's, 1601 W. 38th St.: listed on OpenTable as an American restaurant with outdoor dining. Hours were not listed on the page we read, so call first.
If you want to be the person who knows first, the places that will show a license or a name are our Coming Soon page and the state TABC filings it tracks. We will update this piece the day either shows something.
