Phoebe's Diner has filed with the state to build out a restaurant at 6301 W. Parmer Lane in Northwest Austin. The filing is dated Oct. 16, 2026, lists $120,000 of work starting Nov. 15, and, by our count of open restaurants, it would be the diner's fifth Austin location, not its fourth.

That correction matters because the first read of this filing, ours included, said "fourth." Phoebe's own website lists four open diners today: Oltorf, Downtown, Gracy Farms and Shady Hollow. According to ATX Things' read of the public record in Austin, Texas, the Parmer Lane suite is a fifth that has not been announced by the restaurant.

Note

What this is, and isn't. This comes from a state construction registration, not an announcement. Phoebe's Diner has not, as far as we could find, said anything public about Parmer Lane, and we have not reached the company. A filing is a fact; an opening date is not. Nothing here tells you when the doors open.

What does the state filing say about 6301 W. Parmer Lane?

The Texas Department of Licensing and Regulation (TDLR) requires accessibility registration for commercial buildouts. Project TABS2027003754, registered Oct. 16, 2026 and named "Phoebe's Diner - Austin," reads this way:

FieldWhat the filing lists
Address6301 W. Parmer Ln, Suite 608, Austin, TX 78729
Scope2,900 sq. ft. restaurant renovation, no change of use, in an existing shell. New restroom facilities and a dining room
Estimated cost$120,000, privately funded by the tenant
Start / completionNov. 15, 2026 / Jan. 15, 2027
TenantCamden Stuerzenberger
Owner6301 W Parmer Austin Ltd
ArchitectNightingale Architecture, PLLC
StatusProject Registered

Stuerzenberger is the executive chef behind Phoebe's, per the restaurant's own About page. The 78729 ZIP sits in the northwest part of town, roughly 12 miles north of downtown as the crow flies, going by the record's coordinates. We have not driven it and are not quoting drive times.

Heads Up

The Jan. 15, 2027 date is the filing's construction completion estimate, the date the contractor expects to be done. It is not an opening date, and restaurants routinely open later than their paperwork says. Don't plan a birthday brunch around it.

Wait, isn't this the fourth Phoebe's?

No, and this is the detail worth keeping. A state filing carries no location count, and an automated read of it (ours) guessed "fourth." The company's website lists these, all open 7 a.m. to 3 p.m. daily as we read the site on Oct. 17, 2026:

LocationAddressOpened (per the restaurant)
Oltorf533 W. Oltorf St., 787042017
Downtown408 W. 11th St., 787012021
Gracy Farms12001 Burnet Rd., 787582024
Shady Hollow9901 Brodie Ln. #120, 787482026

Shady Hollow is the one that matters. A May 15, 2026 Community Impact piece, which is sponsored content paid for by Phoebe's, calls it the "fourth location" and says it opened in early April. CultureMap's headline on April 8 reported the Shady Hollow opening. Google Maps lists all four as operating, with the same 7 to 3 hours, as we checked on Oct. 17.

Parmer Lane would come after that. The wording is ours, not Phoebe's: if it opens as a Phoebe's, it is number five.

Pro Tip

Our own records show a wall-sign permit for Phoebe's at 9901 Brodie Lane, unit 120, with activity starting March 24, 2026. That is roughly two weeks before the opening Community Impact describes. We have no Shady Hollow construction filing to compare against, so we can't say how long Phoebe's usually takes from state registration to open doors. If you see a sign permit appear for Parmer Lane, that is the next thing to watch.

What are the four open Phoebe's like right now?

Phoebe's Diner opened on Oltorf in 2017 as a chef-driven, family-run diner. Its own pages describe a countertop bar and a patio at Oltorf, a private event room for up to 40 guests at Gracy Farms, and meter parking at the Downtown spot, free on Sundays. Oltorf has a shared lot with complimentary valet on weekends, per the restaurant.

The Shady Hollow story in Community Impact (again, paid by Phoebe's) names a few orders: deep-fried French toast made with sourdough, the Cheeky Monkey, a sausage-wrapped fried egg with sage gravy, and a gluten-free menu cooked with dedicated fryers. Treat those as the restaurant's own description of what it sells. We did not eat at any of them for this piece, and the online menu would not load for us, so we are not quoting prices.

How did the four locations do on health inspections?

Austin Public Health scores one visit on one day against a checklist. They are a snapshot, not a verdict. Here are the most recent routine scores in our copy of the city data, which synced on Oct. 17, 2026:

What should you do with this today?

Nothing urgent, and that is the honest answer. The practical takeaways:

  • If you live near Parmer Lane in 78729: a buildout starting mid-November puts an open sign somewhere after the filing's January completion estimate, at the earliest. Check the restaurant's own accounts for an announcement.
  • If you want Phoebe's this weekend: any of the four is open until 3 p.m. Sunday. Oltorf is the original; Downtown is the one with free Sunday meters.
  • If you track restaurant openings: our Coming Soon page lists bars and restaurants with pending liquor-license applications. Phoebe's is a daytime diner, so a TABC filing may or may not show up there.
