Stiles Switch BBQ has a $500,000 buildout registered with the state for 18920 Interstate 35 in Kyle, Texas, the frontage-road building where Z'Tejas closed in June 2025. According to ATX Things' read of the filing, the project would put a bar, dining room, kitchen and pit room into 5,976 square feet, with work scheduled to start Nov. 15 and finish Feb. 15, 2027. The barbecue company has not announced a Kyle restaurant, and its website lists only Austin, Cedar Park and The Switch in Dripping Springs.

Note

The filing says "Stiles Switch BBQ." It does not say "grand opening." Dates on a registration are scheduled construction dates, and they move. Nothing in the record gives an opening date, a menu or a hiring timeline.

What used to be at 18920 I-35 in Kyle?

A Z'Tejas. The Austin-born Tex-Mex restaurant was at 18920 S. I-35 frontage road, and Community Impact reported on July 3, 2025 that it closed there on June 30. The restaurant's own message, quoted by Community Impact, said: "With our lease coming to an end and the challenges of today's market, we've made the very difficult decision to close — our last remaining outpost."

Community Impact reported that Kyle was the last Z'Tejas to go, after the Avery Ranch location closed in March 2025 and the original Sixth Street spot in 2023. A Facebook post circulating after the closing gave the date as June 29, so the exact last day varies by source; Community Impact's June 30 is the one we are using.

The filing's wording, "an existing restaurant," fits a building that was already built as one. The Zabalist project index shows only this one project at that address. We have not confirmed who owns the building today. The state record lists the owner as Cornbread Ventures Real Estate Holdings, LLC, an Austin entity, which tells you who filed it and nothing about who held the lease before.

Is Stiles Switch really opening in Kyle?

Not confirmed. This is the plain version of where things stand:

  • Confirmed by the record: a state registration naming Stiles Switch BBQ as the project and Shane Stiles as tenant, with a $500,000 buildout and a Nov. 15 start.
  • Confirmed by the company's website: it lists three restaurants, in Austin, Cedar Park and Dripping Springs. Kyle is not on it as of Oct. 30.
  • Not confirmed anywhere we could read: that this is a new, fourth Stiles Switch restaurant, that it will carry the Stiles Switch name on the door, or when it would open.

We have not spoken to the company and have no quote from it. If Stiles Switch confirms details, this article will be updated with a dated note.

What would Stiles Switch bring to Kyle?

If the filing becomes a restaurant, Kyle gets a barbecue restaurant with a following. Shane Stiles opened Stiles Switch BBQ & Brew on North Lamar in 2011, and Texas A&M's Mays Business School reported in May 2026 that he now runs three locations and 146 employees. The same profile says the restaurant has appeared on Texas Monthly's Top 50 BBQ list three of the last four times, and that Austin Monthly readers voted it Best BBQ in Austin in 2024.

The filing lists a pit room inside the 5,976 square feet, which says the Kyle project, if it matches the Austin model, would smoke on site. That is an inference from one word in a scope description, not a statement from the company.

Pro Tip

If you want to know what you would be getting, go to the one that exists. Google lists the Austin flagship as closed Mondays, open 11 AM to 8 PM Tuesday through Thursday and Sunday, and 11 AM to 8:30 PM Friday and Saturday (checked Oct. 30). Call ahead to confirm; barbecue places can run out of meat well before posted closing time.

How far is Kyle, and why does it keep getting restaurants?

The state record puts the site about 23 miles south of downtown Austin. We did not run a drive time, since our place-research key is not set, and a Friday-evening drive on I-35 south is the part of any Kyle trip nobody can promise you.

What we can offer is context on how we track openings. Our coming-soon tracker lists pending liquor-license applications for bars and restaurants by ZIP, and this month we have covered two other pre-opening records: Scopa Italian Roots at The Republic tower downtown, and the Nishi opening in South Austin. A filing is a fact and an opening is a different fact, and the gap between them is where we report.

What locals should know

  • Nothing is open at 18920 I-35 yet. The registration is for work that starts Nov. 15 at the earliest.
  • Registration dates slip. Treat Feb. 15, 2027 as the contractor's target, not a promise.
  • The brand's site does not list Kyle. Check stilesswitchbbq.com before planning a drive.
  • Related: the same record system showed us the Scopa filing a few days before any announced date. We are watching this one the same way.
